How Do I Sell A Property?
01 Assemble the Team.
The first step is for the you to hire an agent that you connect with personally, and who you feel can see your financial vision in the current market landscape. This can be my team and I, who have successfully presented and sold many homes over the last two decades, or whomever you choose. Once you agree on all the terms of the sale and all the services my team or another agent will be providing for you, you will sign an agreement which will get the ball officially rolling.
02 Prepare the Property.
It’s true that you only get one chance to make a first impression. Some homes just need cleaning and staging, others need repairs or upgrades, and others are almost market ready. We will discuss your options and costs, and how different actions may impact your asking price. My remodel and design team are the best of the best, consistently repairing and staging our clients’ homes to earn top dollar. We create a marketing + pricing strategy to maximize buyer eyes on the listing when it hits the market. We also offer project management services for the entire move and transition if that would be helpful to you.
03 Market the Property.
We are now on the market! The property is online EVERYWHERE. My team and I are fielding calls, texts, emails, doing showings, sharing comparative market analyses, and keeping our finger on the pulse of the market as each day unfolds. Essentially, we’ve opened the door and let the sunshine and the buyers in. We roll out our marketing plan and showcase the property in its best light to qualified prospects.
04 Negotiate + Accept an Offer.
Sometimes we have one offer, sometimes we have multiple offers, but whether we go through a round of counter offers or straight to an agreement, the goal is to negotiate top dollar and favorable terms, period. Our team grows as we add title and escrow officers, transaction coordinators, etc., and we project manage the escrow process for you, including any other negotiations that take place during inspections.
05 Escrow + Closing.
Our team navigates the escrow process as all the moving parts of a real estate transaction unfold. We handle anything and everything that happens during escrow: inspections, appraisals, lender requirements, Homeowner and Buyer concerns and challenges, and project manage the entire process to close of escrow. At closing, you receive your funds and you’re off on your next adventure in real estate, or off on a well-deserved vacation, or both!
